Ordinary maintenance

If ordinary maintenance to your unit is required, such as a leaky faucet, damaged towel rack, damaged closet door, etc., you must complete and forward a Maintenance Request form by e-mail to the Maintenance Office.  If you do not have e-mail, you may also call the office and a staff member will complete a Maintenance Request form on your behalf.  The Maintenance Request form will describe the problem and give your permission for our maintenance staff to enter your unit and make the repair.

You may be charged a service fee if the maintenance staff or contractor dispatched to do the requested maintenance determine that there is no problem.

A completed Maintenance Request form, which can be downloaded below, can be e-mailed or faxed to the Maintenance Office.

Emergency maintenance

As your landlord, WBHDC has statutory responsibilities to assist its tenants in the case of an emergency maintenance issue having to do with the premises.  It is important, however, to understand what an emergency actually is.

An emergency that is WBHDC’s responsibility occurs in the following circumstances:

  1. There is a flood in your unit due to either
    1. broken pipes, fixtures, cracked foundation, grading problem/surface run-off or some other cause; or
    2. sewer/wastewater back-up through the main floor drain or other some fixture;
  2. There is no heat due to furnace failure.
  3. There is no electricity and the failure is not caused by a flipped breaker or some other easily remedied cause (see “Power failure” under “Tenant’s Responsibilities”).
  4. An electrical short-circuit has caused a wall outlet and the surrounding area to become warm or scorch or has caused notable sparking, all of which are significant fire hazards.
  5. Any other urgent situation having to do with the premises, such as a broken door or window, or some other event that compromises the integrity of the unit and/or your safety.

Make sure your problem is truly an emergency.  A plugged toilet, for example, is not an emergency and it is up to you to make a reasonable effort to solve that issue.  If your problem is an emergency, phone immediately.

After hours emergencies

If your emergency is after hours, call (780) 799-4050.  WBHDC’s answering service will ask for your name, phone number and a detailed description of the problem.  If it is deemed an emergency, the Answering Service will take the appropriate action on your behalf.  If it is not an emergency, the Answering Service will ask you to call the appropriate site office on the next business day.
